The first step of any residential construction endeavour is to find and purchase a buildable lot in the area you want to live in. We have longstanding relationships with Realtors throughout our NY, CT & MA service areas which are often able to accommodate our clients and find them the specific type of property they are looking for. Prior to purchasing any land you should consult with us to find out what its potential is and what site work we need to do in order to get it ready for the building process. We are a turnkey builder and we will do all work from the initial consultation to your finished home.
Learn MoreAfter a buildable lot has been secured we will start designing your new home based on your input. You can select any of our standard home styles and customize them to your liking. You can also work with us to create your dream home from scratch, bring your own plans or have your architect consult with us. Our designers use Chief Architect software which can show you your new home in 3D, room by room, before the building process actually starts. Once you approved the final design our drafts persons will create the blue prints, have them certified and give them to the factory to start work.
We will work with you to create a detailed construction budget based on your final blue prints and the options you selected such as kitchen cabinetry, counter tops, faucets, flooring, tiles, siding, roof shingles, windows, doors, lighting and other hardware, just to name a few. And there are of course the utilities, heating, A/C, power, water, etc. that need to be worked out a well plus the driveway, walkways, patio, deck, porch, garage and the landscaping items. Not to worry, we will work it all out with you to the last line item and we can even help with finding suitable financing.
Once all the initial groundwork has been completed, the plans have been drawn up, the construction budget has been established and financing has been secured, we will help you to create and submit the building application and pull all necessary permits with the local building department. We will take care of all inspections as needed and also help you to close all permits and obtain a Certificate of Occupancy for your new home at the end. We promise to guide you through the entire process in a professional and timely manner and take care of the paperwork involved.
With the building permits in hand we will start the site work such as tree removal, grading, excavating the foundation pit, install the agreed on foundation and drainage systems, supply and install backfill where needed. We will also ready everything else on the building site for the delivery of the modular sections of your new home. We will have our reliable sub contractors bring in power, cable and telecommunication lines, establish water and sewer connections, or install well and septic systems if there are no municipal systems nearby.
While we are doing all of this the factory has started to build the modular components of your new home based on the agreed upon blue prints. They are also installing everything else you selected from their options menu. Once all sections have been completed they are transported to your building site. The factory set crew will carefully position and secure your new home on the foundation we prepared for it and button it up. This is usually completed in one or two days. The house is now weatherproof, about 85% complete, and ready for the finishing touches to be done by us.
Your new home has been placed onto and secured to its foundation and is now ready for us to install and connect all the utilities. Heating and cooling systems are installed and hooked up at that time. In many cases we will be able to connect the home to the municipal water and sewer lines and in other instances we will have to connect it to well and septic systems. No matter what the requirements are, we will make sure everything is permitted, done to code, inspected and signed off by the local building inspectors in a timely manner.
The same goes for any additions such as a garage, deck, patio and/or covered porch, supplied and installed by us or our reliable and trusted sub contractors, wholly based upon the agreed upon construction plans. All will be done to the highest standards and with premium materials matching or complementing your modular custom home as per your selections. It all will be as originally permitted, to the local codes, inspected and finally signed off by your local building inspectors. We guarantee there will be no loose ends, whatsoever.
While the factory set crew installed and secured your new home and buttoned it up there are still a number of items that need to be completed by us and our time tested sub contractors. Some minor interior sheetrock work, trim applications and painting is to be done where the individual modules have been joined. The agreed upon interior and exterior upgrades, which are not available and provided by the factory, are delivered and installed by our crew. This may include hardwood flooring, custom trim packages, natural stone kitchen counters, luxury appliances and bathroom upgrades, just to name some.
At the same time we may install the driveway, walkways and all the landscaping features ordered by you. The yard will be prepped for seeding grass or sod will be installed. Maybe you included an irrigation system and pathway and/or deck lighting? Flower beds, bushes and trees are laid out and planted if the time of the year allows for it. Otherwise this will have to wait for the appropriate planting seasons. Maybe we are also installing an outdoor pool and deck? Or a hot tub? A playground? A garden shed? It is really all up to you and we and/or our sub contractors will do it for you!
At the very end we will check every single item we agreed upon to make sure all is just like you wanted it. If anything needs correcting we will make sure it gets done in a timely and professional manner. We will again confirm that all inspections are complete and all permits are closed. We even make sure your Certificate of Occupancy is in your hands together with your house keys.
